Neighbourhood is more than a collection of homes, it's a thoughtful, community-oriented response to sustainable urban living. A collection of four architecturally distinct buildings arranged around a verdant shared courtyard. Together, they form four communities within one neighbourhood.
The project occupies the site of a former warehouse, fronting north onto Balfe Park. As part of the development, we designed and built a new bluestone laneway along the park’s southern edge - stitching the site into the surrounding urban fabric and enhancing access and amenity for both residents and the broader community.
Comprising 89 homes, Neighbourhood is a mix of apartments and townhouses scaled and structured to encourage active street engagement. Townhouses are positioned along laneways on the north, west, and south edges of the site, providing a lively and welcoming interface. A textured precast concrete facade creates a strong sense of identity for the park-facing building prioritising north facing living spaces. Above these, three levels of apartments are connected by projecting walkways that link the four communities. Atop the north building, a shared rooftop and open-air clothes drying area offer elevated spaces to connect and dwell.
In a conscious departure from typical multi-residential planning, Neighbourhood does not include a basement carpark. Instead, parking is accommodated at ground level, predominantly inboard of the site. This decision significantly reduced excavation and concrete use, achieving a major carbon saving and contributing to the project’s excellent ESD performance. Residents opted into parking, including EV charging — 60 car spaces, 122 bike spaces, and 5 motorbike spaces support a sustainable transport culture. Located within walking distance of Nicholson Street and Lygon Street trams and the Capital City Trail, the precinct supports low-impact, car-light living.
Each building within Neighbourhood has its own distinct identity expressed through varied forms, materials, and interiors. The project is 100% electric and carbon neutral in operation, achieving an average 7.6-star NatHERS rating.
We acknowledge the Wurundjeri people of the Kulin Nation, the Traditional Custodians of the land upon which Neighbourhood stands. We recognise their continuing connection to land, waters and culture.
