DREAMER with Breathe Architecture present 388 Barkly Street — a thoughtful adaptive reuse of a warehouse to create a series of sophisticated, sustainably-designed homes in Brunswick. Central to the design are the principles of ethical architecture and a desire to craft beautiful, functional homes that facilitate a meaningful connection between residents and nature.
388 Barkly Street is composed of 11 sustainable townhomes in Brunswick. The development is nestled within the shell of a c1930 brick warehouse, originally a textile factory. We preserved the existing facade with minimal changes to allow the building to continue to contribute to the urban fabric of Brunswick. The facade and brick shell provide privacy and charming views from living spaces through the pre-existing windows towards the street. Internally, remnants of the original timber roof structure, scarred by a fire in the 1980s, are still embedded in the interior face of the brick walls, adding texture and narrative to the dwellings.
Among the many sustainable initiatives, the homes at 388 Barkly Street are fossil-fuel free, powered by a mix of solar from the 30kW PV array and 100% certified Green Power. Materials are honest, tactile, durable and where possible locally made and recycled. A target minimum 70% of construction demolition waste was diverted from landfill. The project has a high-performing thermal envelope averaging 8 Stars NatHERS. Thoughtful biophilic design is at the heart of this development to strengthen the residents’ connection with nature, using ample natural light sources, dynamic vegetation, and beautiful views.
